Wailuku and Kahului Maui Real Estate Market

 

A lot of people really enjoy living in central Maui. What is great about central Maui is it is right in the middle of the island. If you happen to work in Wailea it is only a 20 minute drive. To lahaina it is around a 30 minute drive so you really cut down on your driving time. Kahului and Wailuku offer a few great options in new housing.  In Kahului you have Maui Lani and the legends which are pretty new housing projects. Now with the economy slow you will find great developer deals and the re-sales can offer some pretty fantastic prices.

Wailuku and Waikapu offer some beautiful new construction homes by Stanford Carr and Townhomes.  They offer a variety of upgrades and some of the homes offer amazing oceanviews. Kelly Slater World Title Race

The world title race for this year WCT Pro Surfing Tour Title has to wait till Spain.  Kelly Slater was not allowed a win in the final in France. Adrian Bucham held off Kelly Slater in the finals to a second place finish.  Kelly has won five events this year which is crazy. A second place finish prolongs Kelly from being crowned world champ for the ninth time. Spain he just needs to get pass wound three nand we will clich the title. Market starting to pick up on Maui

September was pretty slow on Maui.  This is our slowest time of year. The tourist count is down and sales have been slow from August going through September. Talking to the escrow companies escrows are starting to pick up. This is a good sign. October also will see an increase in visitor count.  This is a time of year to get all our work out of the way.  Once the holidays season kick in it should be a descent winter season for visitor count and sales activity.

What's up with gas prices in Hawaii

Okay give me a break.  I went to the gas station in Paia to get some petrol for my mobile.  The last I heard oil was $98 barrel. okay I know they had a hurricane on the east coast again( No ill feeling to you east coasters our hearts go out to you.). What I heard there was no damage to the oil wells off shore. So can someone explain why gasoline is up  to $5.51 gallon.  In fact in Hawaii our oil does not comes from the east coast or gulf coast.

On Maui we pay the highest fuel cost in the country or we are right up there.  lucky for me I sold my 15 to 18 gallon guzzles-er and I am currently getting 27 Miles per gallon.  I am tired of putting my cash in oil companies retirement funds or unfriendly middle eastern countries. This is a great time to kick some politicians where it hurts this election. As Ron Paul said we should be peacefully protesting our current mess. I can't wait to vote in November.

Here are ten reasons that people will keep coming back to Maui.

 

  1. This one is a know brainier, we have great weather through out the year.  Wailea has perfect weather. Not to windy and lots of sunshine all year long.  The rest of the island is so diverse as far as weather goes. Upcountry in the winter can have snow capped Haleakala carter in December.  The north shore is more tropical and lush.  It can be rainy at times but that is what makes it so beautiful.
  2. For all you golfer's we have world class golf courses in Wailea and Kapalua over looking incredible ocean views.
  3. We have some of the finest world class hotels like the 4-Seasons and The Grand Wailea Hotel and Spa.
  4. Maui has some of the finest beaches in the world from Wailea/Makean, Napali, Kaanapali to Maui's North Shore.
  5. Hana Maui is like an island unto it's self.  The drive is so beautiful to Hana with water falls and fragrant flowers.  I love to stop at Hana Hotel and have breakfast.  The Hotel is so Hana and the food is ono.  Most people just drive to Hana and drive back.  Get out of your car and go for a hike at the 7 pools and jump off some cliffs into some cool refreshing pools. Go down to Hamoa Beach and enjoy the day and kick back.  It feels like you are in Tahiti.
  6. A must visit is a sunrise drive up to the Haleakala Crater. There is something spiritual about a morning sunrise at the crater. Make sure you bring a jacket.
  7. A visit to up country Maui to old Makawao Town.  In the old days this was a cowboy town.  During the 4th of July Rodeo it was not uncommon to have a drunken cowboy ride his horse into the local watering hole. Things have changed now they leave the horse our side.
  8. Visit North Shore Maui for some amazing surfing and windsurfing at Hookipa beach Park.  Hookipa is my home break, where my sons grew up surfing. On a Hugh day you can watch some of the best windsurfers in the world riding some amazing waves.
  9. Kanaha Park is a very international windsurfing spot. You will meet people from all over the world and it brings them back every year for the trade winds and good sailing. This is my favorite place to sail.
  10. Paia Fish market on the north shore has great fish sandwiches and tap beer. A favorite of visitor and locals a like.

 So with Maui being such an incredible place this will continue to do well in the Maui real estate market.

Okay I've heard this before. I am going to wait till next year when the market really tanks. I had a client from Canada come in today and say the exact same thing; I am waiting till next year.  There is going to be a turning point when it is too late.  Prices are down and we haven't seen opportunity like this in a while.  If you have been waiting for the perfect time to buy property in Maui real estate market, this is the time!

Got Paradise?

  I was working at one of our sales sites in Wailea.  This couple came in from Scottsdale Arizona to view the model.  They mention that they sold their Wailea Maui oceanfront condos a couple of years ago.  They also mention that they were retiring and wanting to spend more time on Maui. 

I mention that I heard it was nice in Scottsdale.  He look at me and said do you see that view as we both looked over at the beautiful ocean view and a clear windless day.  I said say no more that is the reason I have been here for over 36 years.

Okay the economy is slow but people are not going to stop coming to Maui.  The reason is this place is just too beautiful, clean warm ocean and just a skip across the pond. So there might be a speed bump in the economy but people are not going to stop coming to Maui.

Multiple Offers in California Real Estate Market

I was reading where in California home sales surge as prices plummet.  Homes under $200K are getting multiple offers. Could this be a sign that maybe the bottom of the housing market is happening at least in the lower end of the market.  In Hawaii it is still pretty slow but I was surprised to see multiple offers on a property I was working on. Lets hope for everyone that it is the bottom or close and the housing market can stabilize and get the financial market on its feet. Hawaii always follows the California so seeing a stabilizing in the market place would be great for Hawaii.

Falls in the air on Maui!

Falls in the air on Maui.

 Okay we do not have the changing Maple trees like Central Park.  I still see the signs of winter in the air.  I was driving by Hookipa Beach Park on the north shore of Maui this morning.  This is the place I have been surfing for the last 36 years.  Yesterday the ocean was flat and glassy.  I was able to take a coast run on my stand up surfboard.  Today the surf was in the 3ft range and looking pretty good.  This is the official announcement of winter.  We are currently in our slow season before the winter crowd kicks in.

This is a great time to visit Maui with the beaches pretty quiet and hotels offering great deals.  So this is the time we prepare for the winter season. When the weather changes in the northern communities and the chill sets in before the snow.  People are looking a head to visit  the islands. Already the hotels are booking up and I am feeling we will have a pretty good winter for real estate.  So just as birds migrate and bears hibernate so shall the snow birds return. Till then I think I am going to enjoy some of the new swell arriving on Maui's north shore.
