Time To Buy On Maui!

 Kihei Maui Condominiums, Time to Buy!

  

While there is a major real estate meltdown in the mainland, Maui does have a build up of inventory, which leads to motivated sellers.  The thing about Maui, is there is no new developments in Kihei or Wailea that are vacation rent able.  Hoolei Wailea is the newest completed project, of 120 units.  So we do not have an abundance of new properties on the market like the mainland.  What we are seeing is some incredible deals coming on-line.  I like Kauhale Makai, unit #135, priced at $520,000 for oceanfront.

Maui Banyans, located right across from Kamaole Beach Park, is an island favorite.  Here is a new listing for a 2 bedroom unit that is beautifully decorated.  The price is listed at $599K.

Another great value is  Kamaole Sands Condominium, in Kheii Maui.  Unit 8-307, 1BR/2BA priced at $384,000. 

  My feeling is there are some great buys out there.  Rates are good for the time being. Winter Season In Maui, Hawaii!

Winter Season in Maui!

 

I would have to say that winter time is my favorite time in Hawaii.  The weather patterns are always changing, giving way to southerly winds, and brisk beautiful mornings.  You will experience days when Haleakala Crater and the West Maui mountains are so clear and beautiful!  Maui has been offering up gorgeous beach days on both sides of the island.

I was driving back to the north shore from a Kihei open house at Kauhale Makai condominium.  The south winds were really blowing hard.  I stop to watch the kite boarders, and windsurfers in front of a popular wind surf spot in North Kihei.  It was amazing that they were even in the water it was so windy.  They were just having a blast charging in the wind.

 On a Kona wind day I love surfing outer reefs at Kahana Beach Park by the airport.  There were stand-up surfers and long-boarders out in over head surf.  It was a great day to get out and surf.  After 2-hours I was pretty tired and head in for a cappuccino at Maui Coffee Roasters, in Kahului.  Life is good on Maui.

 

Talking with a lot of visitors that I meet at out Wailea sales office, or at open houses.  The general feeling is yes the economy is bad.  The fact is they love Maui, our beautiful beaches, and the life style offered here.  This morning I was talking to a lady from Park City, Utah.  Just a couple days ago she was in fresh powder skiing and loving it.  She said she would trade the skiing for a little place on Maui, preferring Maui lifestyle.  So what can I say, I agree with her.  We are blessed on Maui.  So if you have any Maui real estate questions.  Please drop me a line for information on Maui condos and homes for sale.

If you wanted to pick a great place to own an oceanfront condo, it would be in Wailea.  With prices starting at over $2 million, you would have a beautiful property at Wailea Beach Villas, Wailea Elua, Wailea Point, Makena Surf, and Polo Beach Club for examples.

Now its time to get under the million dollar range for quality beachfront properties.  My next pick would be Luana Kai, and Kauhale Makai.  This is located in North Kihei, very quiet, with great oceanfront beaches.  You have conservation land fronting these properties adding scenic green zones adding a beautiful Kihei oceanfront setting.  Prices in these building run from $350K up to $700K for one and two bedroom units.

Hiking Up-Country Maui!

Hiking in Up-Country Maui!

 Have you ever considered hiking the mountains of Haleakala Crater?  Today my wife, and daughter took a 10 mile hike in Olinda Forest.  The kona Storm blew by the day before and it was a great day for a hike.  You can hike Maui's wilderness trails with out lions, tigers, and bears.  A lot of visitors never even new that Maui has an amazing eco-system, that has an ever changing micro climates as you change elevations and geographic area's.

 I work in Wailea, Maui, but I play on the north shore and upcountry.  Haleakala offers pristine valleys and lush windward slopes for your hiking pleasure.  On your hikes as you climb the mountain terrain, you will see Java Plum trees, different varieties of sandalwood trees, Ohia trees, paper bark trees, and Eucalyptus varieties include, rainbow gum and rainbow bark.  Some times you might even come across an Acacia Koa, which the Hawaiians made their canoes from. 

 While Maui has some of the best beaches in the world, a little un-known fact is Maui has some awesome forest and hiking trails.  There is National Park, and State Land that is available for your enjoyment.  Just make sure you leave it in the condition when you came.  The menuhune's are watching.

 Family

 The diversity of plants and trees in the forest will amaze you.  As the sun changes direction, the light that filters through the forest sets off the colors in brilliant display of light and colors.  Hawaii possesses some of the world's rarest plants, insects, and birds in the world.  There is a booked called Hiking Maui that maps out dozens of hiking trails.

 Maui is the second largest Hawaiian island. With thousand of acres of magnificent natural beauty.  I would recommend one of many Maui eco-hikes for safety and just pure enjoyment.  So get out there and discover Maui, and many of its hidden treasure.

Chasing the rainbow on Maui!

We are experiencing a Kona Storm in Hawaii right now.  What this is, is a storm that developes out of the south west, and brings strong winds and rain.  For Maui, sometimes this can be worst than a hurricane, being we never get hit by hurricanes.  Winds can get up to 80 miles an hour.

So this morning I left the Northshore of Maui.  I live in Haiku, and drove to Wailea to work.  This morning as I was driving pass Hookipa Beach Park, I had to pull over and take some pictures.  I love rainbows when they are going off.  So here is some shots I took this morning.

So I jumped back in my car and was heading towards Paia town.  As I was passing Mama's Fish House, I had to pull over it was just stunning.  So here are a few shots at Mama's.

So I jumped back into my car and headed to work.  As I was passing Baldwin Beach, I had to pull over.  It was a full rainbow, and just beautiful.  There is something about the beauty of rainbows, you never get tired of rainbows.  To me it's the hand of God painting the sky.  So here are a few photos of Baldwin Beach.

2009 Coming Maui Events!

The Great Maui Whale Festival!, February 7-28, 2009

 Maui celebrates the Great Maui Whale Festival, and 2009 with, Run for the Whales, Parade of Whales, Whale Day Celebration, the Great Whale Count and more!  For more information go to www.greatmauiwhalefestival.org  Each winter 4,000 humpback whales come to Maui each year to mate, give birth and nurture their new born to our delight.  They also entertain a lot of people including me.  I love the whale season, the gentle giants.

 The PGA Golf Tour Mercedes-Benz Championship, finished up this week end.  Congratulation goes out to the winner,  Geoff Ogily.

 The 2009 annual Haiku Flower Festival will be held on March 14, 2009 at the Haiku Community Center on Hana Hwy.   This is a big North Shore event, with food, entertainment, flowers and crafts.  A fun event for the whole family.

 Here are a couple of note worthy events at Maui Arts & Cultural Center.

Keali'I Reichel will be performing with Maui Pops Orchestra, Saturday January 17th, 7:30.  If you never experience Keali'I Reichel Hawaiian music, this is going to be a treat.

 The Steve Miller Band will be playing in the Castle Theater February 28.  They are well-known for their hits, Take the money and run, Fly like an eagle, Living in the USA, to name a few of their hits.  Should be a great evening.  This is going to be a great show.

January Maui Real Estate Market!

January Maui Real Estate Market!.

 

Last month December was pretty quiet till we hit Christmas Season on Maui. December is usually a slow month but we were still off 25%.  We are now into our winter season.  Maui real estate is of key interest, especially to our Canadian buyers.  I have been talking to owners in Wailea, that for various reasons are making a lifestyle change and downsizing their homes.   At the same time buyers know that there is a lot of inventory, which means it's a great time to buy.  Talking with lenders some of our local banks like First Hawaiian Bank and Bank of Hawaii are actually really in good shape. The interest rates are at an all time low.   So I do think the New Year may not be a record year for real estate sales.  We will see a steady flow of business this year.

Haiku Maui Hawaii, Choice Of Island Living!

Haiku, Maui, Hawaii is a place I would imagine to exist, if I was dreaming about tropical paradise.  A place a way from the hustle of places like Honolulu.  Even know we have quality resorts on Maui, Haiku is a place that when you drive past Paia Plantation town. You have entered another world.  The drive along the coast, with the windsurfers busting airs in the surf.  You see all the surfers out enjoying the surf at Hookipa Beach Park.

 

Then you head into Maliko Gulch and you officially enter Haiku Maui.  I love the green vegetation, and rows of pineapple fields that scream that you are in Haiku.  Myself, turning up Haiku road is a journey in it self.  I love driving past the old Baldwin Estate.  It is around 25 acres of beautiful landscape property.

 Haiku is mostly made up of two-acre properties.  It is a place where you can grow your own garden.  Maybe tropical flowers are your passion.  Myself, I have always been into fruit trees.  If you happen to like Mangos, Papayas, Lychee, Avocados, Citrus, Bananas, and Bread fruit.  These are just a few of the varieties that flourishing in Haiku.  You will meet a lot of avid gardeners that take advantage of the micro-climates that Haiku offers.

 Most of the time, Haiku offers beautiful weather, and moderate temperatures.  We do have our rainy season.  This is what keeps everything so lush.  You will find people from all over the world living in Maui.  Maybe the guy up the street is from Indonesia, and the guy down the street is from Palestine, or Italy.  You find people that surf, windsurf, kite, bike, and might be training for the Olympics.  I have met more hard core sports people.  Women running or biking the hills to get in shape to ride world famous Jaws giant surf.

 Haiku does have variety, restaurants, variety of stores, yoga centers, bike shops, grocery stores, and just about anything you would need.  Haiku use to be a farming community.  Sugar cane and Pineapple were the standard of farming.  The Portuguese were brought to Maui for there skills at ranching.  So you have families that have been raising cattle in Haiku for generations.  So Haiku is something different to everyone.  For me Haiku has been a place I call home.  Just minutes to the surf, and a great place to raise a family.  So in life you need to follow your dream.  For many Haiku is the end of the rainbow.

2009 Buyer's are on the move!

So the big question with the real estate market is have we hit bottom?  In the Maui real estate market we have seen prices coming down.  Yes we have our share of short sale, mostly under $600K price range.  Buyer's are looking at the market, and wondering if it is time to get back into the market.  What is different about Maui real estate market is, we have limited land.  We are on a island.  We have around 120,000 people that live here, compared to Oahu, that has over a million people. 

Maui also has not had a construction boom like areas in Las Vegas, and California.  So we do not have unlimited new homes.  So with that being said, there are some deals out there to be had.  Yes, it is a buyer's market.  If you are paying attention there are great buys.  But you have to work for them.  Number one is know the inventory.  Your real estate agent should have the knowledge of what is going on in a certain neighborhood.  They should also be in touch with the local Realtor community,  You learn a lot talking to Realtors.  They should also be watching the daily hot sheet on your local MLS, to watch activity on price reduction.  This speaks volumes about seller motivation. 

So the big question is have we hit bottom, I don't know.  What I do know is, I know there are great buys now, and if you have been sitting on the fence you just might miss out on your dream property.  So for 2009, get out in the water, be bold, and write some offers.  You just might be surprised at the results.
