Spring and time to be planting!

 Its spring and time to plant! (Group- Green Mean and Energy Efficent)

1.      First thing to start a garden is to clean up after winter and get the ground ready.

2.      You might consider square foot gardening. Raised beds are easy to maintain. Check http://www.squarefootgardening.com for tips.

3.      I like this method of raised beds, because once it is set up its is low maintenance.

4.      You can get creative with making your raised beds.  Left over lumber that hasn't been treated is great for walls for your beds.  Bricks are another option; I had some left over bricks and recycled them into raised beds.

5.      Getting started with soil preparation. 

6.      In Hawaii we have acidic soil, and a clay based soil. It is a good idea to test your soil to get a PH reading on your soil if it is too alkaline or acidic.  In Hawaii I add lime to sweeten the soil.

7.      Lucky we have a plant recycle center in Maui.  They offer a mix with sand or top soil with the mulch. 

8.      If your soil is clay based I like to use black cinder for drainage.

9.      Manure is great for nitrogen and retaining moisture.  If you're lucky you have egg farms, or stables close by for manure.  Just make sure its not hot.

10.We have access to mulch from the county plant recycleing center.  It is different from the finer broken down mulch that I buy for my soil.  The bulkier mulch is great for top dressing your plants to keep every thing moist,  I also use it in my tree holes for moisture. 

11.After I have all my ingredients together, it's mixing time.  A tiller is the way to go, if you don't have one then its shovel and spade time.  I replace this from my gym work out.  Great cardio and weight work out.

12.After my plants start growing I like to top dress the soil with chicken manure and an organic fedaliser.

13.Later I want to talk about composting from your kitchen left over's, and grass clipping.

  So there you go, its spring time and you can cut your food bill in half.  This is just a plan to get started, and enjoy the benefits of growing your own herbs and vegetables.  I find it fun and relaxing.

Winter Surf on Maui's North Shore

Saturday was a stormy day on Maui, with Hugh surf.  The cars piled out to the north shore to see the large surf.  Kona winds were blowing at around 35 miles per hour blowing up the waves.

This is my backyard where I surf on a regular bases.  This day it was wild, but there was a couple crazy kite boarders out in the surf.

This almost looks prefect for a session, only thing you would just get pounded by the surf.

In this shot you can see the wind cranking up.

I love winter days like this.  Everyone gathers along the coast to view the surf.  People come from all over the island, it is such a treat.  The wind and surf did settled down and tomorrow morning I am out there at 6am before work, it looks promising.  So if you are looking for Maui real estate on Maui's north shore, drop me a line.  This is my back yard and I know it well.

Haiku Maui Flower Festival!

Today was the annual Haiku Maui Flower Festival in Haiku Maui.  It was a bit of an iffy day with a Kona Storm blowing hard southerly winds.  But that did not stop the show from going on.

They had a lot of things for the kids to do.

Beautiful flowers of all sizes and colors.

Lots of our local flowers are shipped all over the U.S.

This is my friend Carol.  She was my first broker, and decided to go full time into orchids years ago.

There was all kinds of items for sale.  Lots of home crafted goods, jams, art, and lots of good food.

There was beautiful blown glass and lots of palms and tropical flowers for sale.  All in all it was a great day in Haiku.  as I was driving off the rain came for a quick rinse.  So if Haiku Maui real estate might be calling you, check this link.

Green, Mean, and Energy Efficent(NEW GROUP)

Top 3 States, Happiest place to live in the U.S.

I just read a Gallup Poll working with a mental health insurance survey.  They stated that the three happiest places to live were.

1.  Utah, which has great country and some of the best powder skiing in the world.

2.  Wyoming, which has beautiful national parks and again great powder skiing in the likes of Jackson Hole.

The reason for the ranking was mental health and family friendly.

3. Hawaii, beautiful beaches, lots of Aloha, and a great place to raise a family or chill on the beach. Lush tropical environment

So today I thought I would work on my own personnel mental health.  I went to the beach at Makena, Maui before heading into work in Wailea.

How To Effectively Sell Your Maui Condo!

How to effectively sell your condo in a slow Maui market?

We all know that the real estate market has really slowed down.  Maui condos for sale are not exemfrom this current market. So what can I do to sell my Maui home or condo more effectively?  Pricing your condo to current sales in the last three months is really important.  Have your Realtor do a price comparable of condos recently sold.  You might also think about getting an early appraisal.  This will also help all potential buyers, and sellers get a reality check. In some cases you might price a little under the last sale, being the market is still slow and hasn't hit bottom.

 

I would recommend getting an early home inspection.  This will save you time, so your buyer has full disclosure.  You can also list any defects or have them repaired.  Holding open houses is a great way to give your condo exposure to the public.  Serious buyers are driving around in their cars to view units.  Yes you do get the curious lookers, but that's okay.

 

Very important is to use an experience Maui Realtor.  Marketing your home through the Internet is Hugh. The number of buyers on line is close to 87%, and most likely they will see your condo on line before they even walk in your front door.  Networking with other realtors to promote your condo is very important. I have sold homes and condos from working out in the gym, or surfing with other realtors.  The golf course is another great place to network.

I would always look for an agent who is aggressive and creative in marketing ideas.  Last is curb appeal. Clean up your unit, and if needed apply fresh paint, carpets, and drapes. A little art work placed in the right spot to enhance your atmosphere in your unit. Some times buyers are on line and they need a connection to your home. Created that picture or video that will draw in the buyers.  In a tough market you need to create interest to set your condos apart from the pack.  So get creative and draw your buyer into your paradise.

Great Ocean Front Condominium Buys in Maui!

 Looking for some great values in Maui!

you are waiting for the right moment to get in the market in Maui.   What we are seeing is incredible deals coming on-line.  If you happen to be looking for oceanfront on Maui.  You might consider North Kihei for some great oceanfront condos.  North Kihei is half the price of South Maui, with beautiful ocean front setting.  A couple places I like are Kauhale Makai, Luana Kai, Koa Lagoon, and Sugar Beach Resort.  You will find great values in these Kihei Maui Ocean Front Condominiums.  Prices range from $300,000 to $600,000 for oceanfront condos in Kihei.

We do have winter on Maui!

Yesterday on Maui it was gusting with winds up to 36 miles an hour.  It has also been chilly with northerly winds.   I was out windsurfing yesterday outside Kahului airport.  It was really windy and cold.  Luckily I had a wetsuit and it was a great day.  I been talking to island visitors, and they have been mentioning how cold its been for Maui.  So I thought I would take a few winter pictures today to show you we do get winter conditions.

 Winds were blowing really hard today.

 All good things come to an end.
